​At JCRE, we own and manage 50+ rental units spread across 35+ properties. Our focus is on cash flowing, urban-centric single family and multifamily properties. We enjoy well-located, value-add opportunities in Philadelphia, PA and Charlotte, NC. ​​​

• Single Family: We are looking for single family homes in Class A and B neighborhoods that need minor or major renovations. Properties in B/C properties must be on the fringe of gentrifying neighborhoods.

• Multifamily: We are looking for 2 – 40 unit apartment buildings or complexes in Class A or B neighborhoods. The property must have some significant and obvious value add component. Cap rates must be 8.5% or above with the ability to increase above 10% once stabilized.

Criteria:

• All in purchase + rehab at 70-75% of the ARV

• Rents at a minimum of 1% of the total investment, preferably more depending on location.
